STAGING YOUR HOME FOR SALE


Selling any home can be challenging especially in a buyers market.  Staging doesn't have to be complicated nor do you need to spend thousands. In many instances all that is needed is someone who has the vision and experience to easily transform a home.

Below are a few of my before and after photos which demonstrate the importance of staging.



After consulting with the seller about staging, her sister stepped onto the scene and did a great job in this lovely Georgian.         
   Placement of table, pictures on wall and rug are simple changes that make a huge difference.     
   

Below, this wonderful home had everything going for it, the seller rehabbed a lot before listing but it failed to sell.  In the before you can see the angle of the picture makes kitchen look small and the cabinets appear orange.

    I lightly staged, blinds were put up and I took photos that brought out the true colors.



      The closet in this bathroom was stuffed with towels and bed sheets.  I used the space to make it the focal point of the room. The seller took down the brown doors and I staged the space which opened the room. Some small bins were used to store the sellers essentials that are easily accessible. 

This living room lacked the sense that it was lived in and the dining area didn't have a table in it.
  Just a couple pieces were needed to do the job!

This sunroom was the focal point in a beautiful custom-built ranch.  The problem was it only housed the owners daughter’s inflatable swimming pool.  I searched high and low and found this wonderful white wicker set and yes, set the stage for sale.  It quickly went under contract and guess what room the lucky new buyer loved the most?  She got to keep the furniture which the seller included in the sale! 


    The large laundry room off of the kitchen had a closet which was originally used for coats, etc.  Removing the doors and putting in shelving transformed the closet into a nice large pantry.

 


   This home wasn’t saleable.  When I was brought onto the scene this is what I found.  This was an estate sale and the sellers lived out of state, had never seen the home.  I hired the contractors, picked out the paint, flooring and appliances needed.  What would you like better if you were a buyer looking at this on the internet?

   

     This was a short sale situation.  The sellers sister staged some of the rooms which made a huge difference for the lucky seller.  A buyer was quickly under contract.  Short sales probably need the most attention because there is a lot at stake for the seller.  You are always better if off doing a short sale vs going into foreclosure.

  



  My own small 70's bath was made into a pretty Italian style with little effort - just go for it!
